Chad Hart has been deeply involved in South Padre Island vacation rentals for two decades. He understands what it takes to keep a property in great shape while hosting guests who appreciate Sapphire’s level of quality.

He’s also seen what happens when the wrong management partner is in place—missed communication, frustrated guests, and owners who feel completely out of the loop.

A consultation with Chad is meant to be straightforward and candid. You can expect:

How Our Sapphire Owner Management Process Works

We keep the process simple and transparent:

  1. Private, Complimentary Consultation
    We talk through your condo, your goals, what you’ve liked (and not liked) about management so far, and your ideal owner experience. If you’re a brand new owner, or a seasoned owner that has never rented but want to explore it as an option – we are here to help
  2. On-Site Walk-Through
    We will walk through your Sapphire unit in person, noting condition, do an in depth “short term inventory assessment” that discovers what amenities you may be missing to obtain the best guest reviews, possible re decoration or remodel needs , as well as guest flow, and any simple upgrades that could improve stays and reduce issues.
  3. Custom Onboarding Plan
    We outline how we’ll handle listings, photos, housekeeping, maintenance, and guest communication for your specific condo. Our onboarding requires we fulfill all the items on the STR inventory Checklist (easy – things like enough wine glasses, etc) and we do an incredibly thorough deep cleaning that is 3 to 4 housekeepers for 3 to 4 hours to get you started on the right foot. We then pay for professional photography services & “build” your property into our system
  4. Go Live & Monitor
    Once you’re live, we keep a close eye on guest feedback, reviews, and the physical condition of your unit as well as answer questions for you as a new owner to us.
  5. Ongoing Check-Ins
    We don’t disappear once the agreement is signed. If you have questions – ask. We send out Owners statements on the 15th of the month after the month to be paid out that details all rentals, amounts charged, as well as covering any/all maintenance done to your property that month. We welcome questions if you have them! The money is paid via ACH transfer to your checking account on the 15th as well (excepting weekends & bank holidays)
